Landlord and estate agent clearance in Harrogate

Clear, well-documented clearances for rented and empty properties, so you can get back to inspection, sale or re-letting.

Rented and empty homes

When a property needs clearing before it can move on

Landlords, letting agents and estate agents sometimes find that a property is far fuller than expected: at the end of a tenancy, after a tenant has left without notice, or when an empty home comes to market.

We clear rented and empty properties across Harrogate, working with whoever holds the keys. We keep the work discreet, provide a clear record of what was done, and leave the property clear and swept ready for the next step. If a tenant is still living in the property, our discreet clearance service explains how we work with them directly.

Common situations

Situations we help with

End of tenancy

Where a tenant has hoarded and the tenancy has ended, the property can need far more than a standard end-of-tenancy clean. We clear the accumulation so cleaning, repairs and checks can follow.

Abandoned belongings

When a tenant has left items behind, there are legal steps to consider before anything is disposed of. We can clear once you have followed the correct process.

Void periods and sales

Every week a property stands full is a week it cannot be let or sold. We work to agreed dates where our availability allows and tell you plainly if it does not.

When the tenant is still in the property

Sometimes a landlord or housing provider becomes aware of hoarding during a routine inspection while the tenant is still living there. In that situation, a clearance works best when the tenant agrees to it and has a say in what happens. We can meet the tenant, explain how a staged clearance works and agree a plan that addresses the landlord's concerns about safety and condition without taking control away from the person living there. Where a support worker or the council is involved, we are happy to coordinate with them too.

Before you dispose

A note on a former tenant's belongings

Belongings left behind by a former tenant still belong to that tenant. In England, landlords are generally expected to follow the notice process set out under the Torts (Interference with Goods) Act 1977 before disposing of them. That usually means giving written notice describing the items, where they are held and a reasonable date for collection.

We are not solicitors and this is not legal advice. We recommend taking advice from a solicitor, your letting agent or a landlord association before instructing any clearance of a former tenant's goods. Guidance is also available on GOV.UK. Once you are ready to proceed, we can set aside any documents or items you need to keep for the tenant.

Working with agents

Keys, access and reporting

Working around the agent

We can collect keys from your office, meet a contractor on site, and return keys at the end of each day or when the job is complete. Updates go to one named contact so nothing is missed.

Photos and written records

On request, we take photos of each room before and after clearance for your records only, and send a short written summary of what was removed and anything we noticed about the condition of the property. These photos are never used for publicity.

What we can typically include in a handover:

  • Rooms cleared as agreed and left clear and swept
  • Items set aside for the tenant or owner, listed and stored together
  • Notes on damp, leaks, damage or safety concerns we spotted
  • Room-by-room photos for your file, on request
  • Confirmation that waste was taken to licensed facilities

Next steps

Preparing for inspection, sale or re-letting

Once the property is clear, it can be inspected, repaired, cleaned and photographed for marketing. We leave it clear and swept; deeper cleaning can be discussed and arranged separately. Our guide to getting a hoarded property ready for sale covers what usually comes next, and what to send with a quote request will help us price the job quickly.

Common questions

Landlord and agent FAQs

Can you clear belongings a tenant has left behind?

Yes, once you have followed the correct notice process and are entitled to dispose of them. We suggest taking advice first, as belongings left behind still belong to the former tenant.

Do we need to be on site?

No. We can collect and return keys through your office and send updates and photos to one named contact.

Can you provide photos for our records?

Yes, on request. Photos are for your records only and are never used for our own marketing.

Do you clean after clearing?

We leave cleared rooms clear and swept. Deeper cleaning can be discussed, and we can let you know when a specialist cleaner may be needed.
