Follifoot, Spofforth and their homes

Follifoot and Spofforth sit a few miles apart to the south-east of Harrogate. Both have a core of older stone houses and cottages, with newer homes added around the edges over the years.

Follifoot

A compact village with stone cottages and larger houses along its main street, plus farm properties on the surrounding land. Parking outside the older homes can be limited, and some cottages have small, steep stairs.

Spofforth

A larger village near the ruins of Spofforth Castle, with a mix of period cottages, twentieth-century semis and bungalows, and more recent family houses. Access varies considerably from street to street.

Outbuildings

In both villages, sheds, garages and old stores are often where belongings have gathered longest. We include them in the assessment so nothing is overlooked.

A small cottage with good access is a very different job from a large house with a packed loft and several outbuildings.

Other things that make a difference include whether stairs are narrow, whether items need to be carried a distance to the van, and whether the family wants us to search for particular papers or keepsakes as we go. None of these are problems, but they all take time, and we would rather tell you that openly at the start.

How a clearance unfolds

We start by talking to you and, where helpful, visiting the house. Once you have the quotation and are happy to go ahead, we agree dates and who will be present. Our team then works room by room, setting aside papers, photographs, valuables and anything you have asked us to look for.

Full clearance

Where a house needs to be emptied, we clear the whole property, including outbuildings, over consecutive days.

Staged clearance

Where someone is still living there, we can clear in phases, starting with the rooms that matter most for safety and daily life.

For homes where years of build-up have made rooms unusable, our service for severe hoarding sets out the extra care involved.

Close to Harrogate, and careful in the village

Follifoot and Spofforth are served by our Harrogate team. Follifoot is around three miles south-east of the town centre and Spofforth about four and a half. We arrange visits by phone or through the quote form at a time that suits you or your family.

We keep things low-key. We do not tell neighbours why we are there, and we keep the front of the house tidy while we work. The main road through Spofforth can be busy, so where a property fronts it we plan loading from a side lane or drive if one is available.

It is. Many people start with one floor so the house is safer and easier to live in, then decide later about the rest.
