Careful, planned clearance
Severe hoarding clearance in Harrogate
When belongings fill a home to the point where rooms are hard to enter, we plan every stage around safety, privacy and the people involved.
When it is severe
When a home has become hard to move through
Some homes reach a point where belongings are stacked high, doorways are partly blocked and rooms can no longer be used for what they were meant for. That can happen gradually, over many years, and it is more common than most people realise.
A severe hoarding clearance needs more planning than a standard clearance. There is usually more volume to remove, access can be limited, and conditions inside may carry risks for anyone working there or living there. We take time to understand the property first, then work through it in a safe, orderly way. There is no need to explain or apologise before contacting us.
If the accumulation is lighter, our main hoarding clearance service may be a better fit. We will tell you which applies once we have seen the property.
Safety first
Safety considerations we plan for
Before work starts we look for anything that could put people at risk. Heavy accumulation can hide problems that are not obvious from a doorway.
Blocked exits and routes
Our first priority is often to open a clear route through the property and make sure doors and windows can be used. That makes the rest of the work safer and improves fire safety straight away.
Damp, mould and pests
Items pressed against walls can trap moisture, and food or paper can attract pests. We note these conditions, wear suitable protection and let you know what we find so you can arrange any follow-up.
Sharps and hidden hazards
Needles, broken glass, blades and old chemicals can be buried among other things. We move items carefully and by hand rather than sweeping them up blindly.
Floors, loads and utilities
Very heavy loads on upper floors, damaged boards, exposed wiring or gas appliances surrounded by belongings all need attention. Where we see a concern, we say so and suggest a qualified person checks it.
How we protect people
Protective equipment and working practice
Our team uses personal protective equipment suited to the conditions, which typically includes:
- Heavy-duty gloves suitable for handling sharp or contaminated items
- Protective overalls and sturdy footwear
- Masks where dust, mould or odour make them sensible
- Sharps containers for anything that could cause injury
- Good ventilation, with windows opened as soon as they can be reached
- Regular breaks and a clear exit route kept open at all times
We do not offer specialist biohazard or trauma cleaning. If conditions suggest that kind of service is needed, we will say so plainly so you can arrange it before or after the clearance.
Stage by stage
How a severe clearance is carried out
Assessment
We look at the property in person or through photos, noting access, hazards and roughly how much needs to be removed.
Planning
We agree what is being kept, what we are searching for and whether the work should be full or staged. See how our process works for more detail.
Opening safe routes
We clear paths to exits, stairs and key rooms first, so the property is safer as early as possible.
Room-by-room clearance
Each room is worked through methodically, checking items as they are moved and setting aside anything on your list.
Sweep-through and handover
Cleared rooms are left clear and swept, and we hand back everything we have kept to one side.
Working with others
Liaising with landlords, the council and support workers
Severe hoarding often involves more than one party. A landlord or housing association may have raised concerns, the council may be involved, or a support worker may be helping the person living there.
With permission, we are happy to speak with any of them, share the plan, and work to a timetable that suits everyone. North Yorkshire Council, GPs and organisations such as Hoarding UK can offer support to the person themselves, and that support often makes a clearance more lasting. Our role is the practical side, done calmly and without judgement.

Common questions
Severe hoarding clearance FAQs
Can you clear a house where rooms cannot be entered?
Yes. We start by opening safe routes, working in from the doorway, and plan the rest once we can see more of each room. Photos of what is visible are still useful for a first quotation.
Do you deal with mould and pests?
We work safely around them with suitable protection and tell you what we find. Pest control and specialist mould treatment are separate services, and we can suggest when they may be needed.
Can the person still live there during the clearance?
Often, yes. A staged approach lets someone stay in the home while we work through it, starting with the areas that make daily life safer.
Will you tell the landlord or council?
Not without permission. We only speak to other parties when the person concerned, or whoever instructed us, has agreed.
