Discreet local clearance

Hoarding house clearance in Harrogate

Calm, private help clearing a home that has become hard to live in, at a pace that suits you and the people involved. There is no need to explain or apologise before contacting us.

What it involves

A clearance built around the person, not the pile

A hoarding clearance is different from an ordinary house clearance. Belongings have often built up over many years, rooms may be difficult to move through, and much of what is in the home still matters to someone.

Our job is to clear the property carefully and respectfully, leaving the rooms you choose clear and swept. That might mean the whole house, a few rooms, or just enough space to make a kitchen usable and a route to the back door safe again. Before anything leaves the property we agree what is being cleared, what is being kept and what we are looking out for along the way.

We are based in Harrogate and work across the town and surrounding villages. We do not judge, we do not rush, and we never photograph a home for publicity. Whether the property belongs to you, a relative or a tenant, the aim is the same: a clear, safe space, handled quietly.

Who we help

Who asks us for help

People come to us from many different starting points. Some are ready to make a change in their own home; others are dealing with a property on someone else's behalf.

Homeowners and tenants

If you live in the property, we work with you directly. You decide what goes, what stays and how quickly we move. Many people prefer to start small and build from there.

Families and relatives

Sons, daughters and siblings often contact us on behalf of someone they love. We can talk through how to involve that person so the clearance happens with them rather than around them.

Executors and solicitors

After a death, a hoarded home can hold important paperwork among everything else. Our bereavement and probate clearance service is set up for this.

Landlords, agents and professionals

Where a tenancy has ended or a property needs to be made safe, we work with landlords and letting agents, housing officers and support workers.

Full or staged

Clearing everything at once, or in stages

Full clearance

A full clearance empties the agreed rooms, or the whole property, over one continuous visit or a short run of days. It suits empty homes, properties being prepared for sale or re-letting, and situations where everyone involved has already agreed what should happen.

Staged clearance

A staged clearance works through the home room by room, with breaks in between. It gives the person living there time to make decisions and adjust. It is often the kinder option when someone is still living in the home, and you can read more about clearing a house in stages in our advice section.

Where heavy accumulation makes rooms difficult to enter or raises safety concerns, we plan the work more carefully. Our page on severe hoarding clearance explains how that is approached.

Your belongings

What happens to belongings

Nothing is thrown away without thought. Before we start, we ask what you want us to look for, and we keep those things to one side as we work. People commonly ask us to watch for:

  • Wills, deeds, bank statements, pension letters and other personal documents
  • Photographs, letters, cards and family papers
  • Jewellery, watches, cash and items that may have value
  • Keys, passports, bank cards and anything with personal details on it
  • Sentimental pieces that only the family would recognise
  • Specific items on a list you give us before work begins

Anything we set aside is kept together and handed back to you or to the person you nominate. If documents turn up that you did not expect, we let you know rather than making decisions for you. There is more on this in our guide to finding personal documents during a clearance.

Responsible disposal

Once belongings have been checked, we reuse, donate or recycle where practical, and dispose of the rest responsibly through licensed facilities. Items in good condition can often go on to be used again. Materials such as metal, cardboard, paper and electrical items are separated for recycling where possible. We do not fly-tip and we do not cut corners with waste. Whoever you use, it is worth asking any clearance company for its waste carrier registration before work begins.

Working together

Working with families and support workers

Hoarding rarely happens in isolation. Often a family member, a support worker, a social worker or a housing officer is already involved, and a clearance goes better when everyone knows what is happening.

With the agreement of the person concerned, we are happy to speak to the people supporting them, attend a planning meeting, or fit the clearance around appointments. We can also keep contact to one named person if that feels more comfortable. Where someone would benefit from ongoing emotional support, organisations such as Hoarding UK and local mental health services can help alongside the practical work we do.

Many people wait a long time before getting in touch. You do not need to have tidied, sorted or made any decisions first. A quiet conversation is a good place to start.

Common questions

Hoarding clearance FAQs

Do I need to be at the property while you work?

Not necessarily. Many people like to be there for some or all of the clearance, especially at the start. Others prefer to hand over keys and let us get on. We will agree what suits you before any work begins.

How much does a hoarding clearance cost?

Every property is different, so we give a clear quotation after seeing photos or visiting. The price depends on volume, access and how much sorting is involved. Our guide to what affects clearance costs explains the main factors.

Can you clear just part of the house?

Yes. We can clear a single room, a hallway, a garage or loft, or just enough space to make the home safer. Some people start with one room and decide on the rest later.

Will you throw away things I want to keep?

No. We agree what is staying before we start and set aside anything you have asked us to look for. If we are unsure about something, we ask rather than guess.

More answers are on our frequently asked questions page.
